    Hope to see you there!

I want to know how to purchase homes using a percentage of interest in an LLC, and then selling the LLC and transferring the property within the LLC. Also when a property is transferred this way how does it affect the warranty on the property.

Also I want to know how to set up such an LLC and how to structure the Operating Agreement.

Hi, my name is Tamara Rasheed and I am interested in co-wholesaling with someone. I am new to wholesaling, but I have tenacity and drive and I am interested in connecting with someone I can work with and learn from. I can bring both leads and cash buyers to the table in exchange for some mentorship.

Hi, I’m Shawn Daniel. I’m fairly new to RE investing and have been doing tons of research and learning as much as I can. I’d like to learn more about estimating rehab costs (which I’m sure is easier done in the field) and hopefully be able to network with a few successful rehabbers. I’d also like to know of any local private/portfolio lenders in our area. I look forward to the meeting tomorrow and hopefully meeting some great, experienced investors.

Is this group of investors only for those who invest in Macomb County? I live in Macomb County, but have had rental properties in Detroit since 1983 and did a few fix and flips over the years. I am looking for private lenders to expand my business, as the old ones have retired. Any help with my needs? Please advise

Hi Dylan, I tried to get into Investing about a year ago. It has been my desire for all of my adult life and some of my adolescent life as well. Long story short I got involved with an agent who I thought was on the same page as me when I explained to him that I was a beginner and was trying to get involved on the “assignment of contact” end of it. However when it came time to put in offers he refused to do so until I could provide him with $1000 EMD. I have heard that an EMD can be as low as $1 yet at the same time It seems that would run the risk of the offer not being taken seriously.. and another thing; are seasoned investors really tieing up a thousand dollars on every offer. That just seems impossible for someone who would like to put in dozens of offers a week.. Perhaps you might teach on this matter a little. It will be appreciated more than you will ever know. Thanks in advance.

I am a single parent and college student. real estate is something that has always been so intriguing to me i have just always thought it was an unattainable goal for me because- well being a single mother brings its own challenges and tightens my financial wiggle room to taking on new things and then adding college to that – i just did not think it was something i could get into without having to have money, a LOT of money to invest, or knowing other people to sell to, and how do i advertise, how would i be different then any people who have house putting them in debt that they cant sell/rent or even keep up, where do i even start?? just so many things that discouraged me, but then i seen an infomercial of yours and became inspired again thinking maybe i can at least take a shot at it.. I am still wondering is this going to actually work for me?? could i quit my horrible job and make this a career while going to school and be able to comfortably support myself and my daughter??

We certainly look forward to having you out to an event. The members of our club are the “real deal”. There’s a ton to learn just from being there.

    Hello Mr. Tanaka,

For the past six months or so I’ve been getting more and more interested in real estate investing. I’ve purchased books and attended seminars on wholesaling properties and ready to finally jump out there and make great deals. Found this website through Google and really looking forward to joining this group in hopes of building great relationships and possibly finding a mentor while gaining more knowledge about real estate.

Wow, cool. Thanks for the lengthy reply. I’ve written mortgages, own rentals, and done some contracting for real estate investors but now I want to get more serious. I already signed up on the list and can’t wait to learn more.

    James,

Thanks for asking that question. All to often I assume that everyone who visits this site understands everything on here.

What “REHABBING HOUSES” means is to go through and repair, remodel, and ultimately resell the house for a profit.

Make sure to get on our e-mail list throughout this month we’ll be offering free training on exactly what you’re asking about, what is rehabbing, the best way to rehab, and then how to sell the house.

Hope we’ll see you at a REIA of Macomb event soon.

Sorry for the elementary questions but what does ‘Rehabbing’ actually mean?

    See you soon :-)

    Hi Gary,

Great idea…I’ll try to arm wrestle an attorney to do a tele-seminar or webinar with me to walk us investors through the eviction process…the right way.

I am interested in getting more information regarding getting bad tenants out and getting your property back. I have so many Investor clients that are taking advantage of the buy and hold strategy and I want to educate them and myself as much as possible.

I also have out of state land lords that are going through pro-bate and are waiting to settle a will that have 5 properties here in MI with bad tenants, and I would like to help them get those tenants out before we put the houses up for sale.

See you tonight!! Sherry Denton – Keller Williams Realty

I’m new to real estate investing in Macomb County and also new to Macomb REIA. Hoping to make some business partners, along with some friends in joining the Macomb REIA.
I aspire to invest in multi-unit apartments. Not feeling confident yet in my abilities to get into that investment market, and am currently educating myself in the areas of wholesaling to build some funding and real estate knowledge to progress into some buy and holds for cash flow.
I would like to see some educational training on how to get started, and hopefully something that can describe in detail the transition into multi – unit apartments.

THANKS and look forward to meeting you,
    Anthony Charron
